The Greater Grand Rapids real estate market continues to favor sellers, but July's numbers show a market that is becoming noticeably more balanced. Home prices continued to rise compared with last year, while the number of homes available for sale increased substantially.
For buyers, that means more choices and potentially a little more breathing room. For sellers, homes are still selling quickly, but pricing and preparation are becoming increasingly important.
Here’s a look at the July 2026 Greater Grand Rapids housing market and what the latest numbers could mean if you're thinking about buying or selling a home.

Home Prices Continue to Rise
The median sale price in Greater Grand Rapids reached $384,500 in July, compared with $377,500 one year ago.
That's a 1.9% year-over-year increase.
While we're no longer seeing some of the dramatic price increases experienced in previous years, home values are still moving higher. That's an important distinction: more inventory has not translated into falling home prices.
Instead, we're seeing a market where price growth is becoming more moderate.
For homeowners, continued appreciation is encouraging. For buyers who have been waiting for prices to fall significantly, the July numbers are another reminder that increased inventory doesn't necessarily mean lower prices.
Buyers Have Significantly More Homes to Choose From
Perhaps the biggest story in July is inventory.
There were 859 homes for sale, compared with only 508 in July 2025 — an increase of 69.1%.
That's a substantial improvement for buyers.
More homes on the market can mean:
More choices within a buyer's price range
Less pressure to make an immediate decision
More opportunities to compare properties
A better chance of finding a home that meets more of your wants and needs
However, buyers shouldn't confuse more inventory with a slow market.
Homes Are Still Selling Quickly
Despite the increase in available homes, the average days on market actually decreased from 16 days last July to 15 days this July.
That tells us something important about the current Grand Rapids market.
Well-priced, well-presented homes are still attracting buyers quickly.
Buyers may have more choices than they did a year ago, but desirable properties can still move fast. If you're actively searching, having your financing in place and understanding the buying process before the right home appears can put you in a much stronger position.
Inventory Reaches 1.6 Months
Greater Grand Rapids currently has approximately 1.6 months of housing inventory, compared with only 0.7 months in July 2025.
That's an increase of nearly 119%.
Months of inventory estimates how long it would take to sell the homes currently available if no additional properties came onto the market.
While 1.6 months represents a significant improvement, it is still relatively low. Rather than suddenly becoming a buyer's market, Greater Grand Rapids appears to be moving toward a more balanced environment.
That's good news for the overall health of the market.
What Does This Mean for Grand Rapids Home Buyers?
This may be one of the more interesting buying environments we've seen recently.
You have considerably more inventory to choose from than you did last summer, while homes are still appreciating.
Depending on the property, buyers may also encounter situations where they have more negotiating leverage than they would have had when inventory was extremely limited.
But the best homes are still moving quickly.
If you're planning to buy in Grand Rapids, Ada, Cascade, Forest Hills, Byron Center or the surrounding West Michigan communities, I'd recommend getting your financing and home-search strategy established before you find the house you want.
That allows you to make a confident decision rather than trying to figure everything out after the right property hits the market.
What Does This Mean for Grand Rapids Home Sellers?
For sellers, the market remains favorable — but you have considerably more competition than you did a year ago.
With 69% more homes available, buyers have alternatives.
That makes your initial list price, presentation, photography, condition and marketing strategy increasingly important.
A year or two ago, extremely limited inventory could sometimes compensate for an aggressive price or imperfect presentation. As inventory increases, buyers can be more selective.
Homes that are positioned correctly are still selling quickly. The 15-day average market time supports that.
The goal shouldn't simply be to put your home on the market. It should be to position it to stand out among the other homes buyers are considering.
Is Grand Rapids Still a Seller's Market?
Based on the July numbers, Greater Grand Rapids still favors sellers, but the market is continuing to normalize.
