Home Prices Continue to Hold Strong

The median sale price reached $379,900, representing a modest 0.7% increase compared to June of last year.

While price appreciation has slowed compared to the rapid gains seen over the past few years, values remain remarkably stable. Demand continues to outpace supply throughout the Greater Grand Rapids area, helping support home prices despite higher mortgage rates.

For homeowners, this means equity remains strong and well-maintained properties continue to command excellent prices.


Inventory Remains Extremely Low

Perhaps the biggest story continues to be inventory.

There were only 716 homes available for sale across the Greater Grand Rapids market in June—over 41% fewer homes than were available one year ago.

After peaking near $390,000 this spring, home prices have remained very consistent around the $380,000 mark. Rather than declining, the market appears to be settling into a healthier, more sustainable pace of appreciation.
